WHAT IS AN ADU?

ADU stands for Accessory Dwelling Unit. These are also known as granny flats or secondary units. They are typically small homes on a single-family lot that are independent of the primary larger home.

Most zoning ordinances define a dwelling unit as having its own separate kitchen and bathroom. It is intended for two entities (or families) to dwell separately. Each dwelling has their own separate entry, kitchen, bathroom, sleeping and living rooms.

WHO ARE ADU’S USED FOR? ADU’s can be used as guest houses, inlaw units, adult children, or rented out at the primary property owner’s desire.

WHERE CAN I BUILD AN ADU? Traditionally, most zoning ordinances forbid more than one dwelling in single family districts. However, this will now change for the State of Iowa. Senate File 592, which Gov. Kim Reynolds signed into law in early May, requires cities and counties to allow at least one accessory dwelling unit, or ADU, on a single-family lot.

WHAT ARE THE DIFFERENT TYPES OF ADU’S ADU’s can be free standing out buildings; They can be an addition to a house. They can be built above a garage. They can be in an attic or basement so long as they meet natural light & ventilation requirements of the residential building code.

WHY BUILD AN ADU? Growing demand for affordable housing has prompted cities and states to look at ADUs as a way to increase the supply of homes without noticeably changing the aesthetics of a neighborhood.

HOW BIG CAN AN ADU BE? This will depend on the municipality. Most local zoning ordinances allow ADU’s to range from 500 to 1,200 square feet.

IS AN ADU FOR YOU? It depends. Know that an ADU will be seen as a real estate investment that will likely improve the value of your property.
